DESCRIPTION OF THE PROMOTION
New construction project for a 12-dwelling building consisting of two basement floors, a ground floor, a mezzanine and 3 floors of houses on a plot between party walls.
The project, the work of the architect Jordi Pons i Carrió, proposes a two-sided building with façades facing Calle de Gomis and the inner courtyard of the block formed by Calle Gomis itself and Calle Esteve Terradas.
The building is aligned on the façade of Gomis street, with a fairly steep slope. Vehicle access to the car park will be through a lifting platform (forklift), since the building does not have a ramp. The project has a staircase that serves the building from the ground floor to the roof floor and another that goes from the basement 2 to the ground floor. Vertical communication is resolved by means of 1 practicable elevator that serves all the floors of the building, including the basement and roof floors.
Both basement floors are mainly used for vehicle parking, accommodating 12 car spaces, and 6 storage rooms linked to the spaces located in basement 1.
On the ground floor is the entrance hall to the building where the electricity and water meter rooms are located, the mailboxes and the entrances to 3 duplex houses that are developed on the ground floor and mezzanine, as well as the community staircase, the from the parking lot and the elevator. The garbage reserve space is located on the mezzanine floor.
The roof is flat and passable. It houses the reservation of the necessary spaces for community clotheslines in accordance with current municipal regulations; the necessary elements for the proper functioning of the various systems of private installations of each house including, among others, the external units of the air conditioning system; as well as the telecommunications enclosure. Access to the deck is done directly from the communal staircase.
